Plan permit questions before demolition starts

Permit requirements depend on the property, proposed work and local authority. Establish the approval path while the project is still on paper.

Describe the changes, not just the room

Replacing finishes and changing a building layout are different scopes. Tell the reviewing office whether walls, openings, room use or building area will change. Ask what drawings and inspections apply to that specific scope.

  • Provide the property address.
  • Describe structural changes and new rooms.
  • Ask whether another property approval is required.

Name the person handling each approval

The agreement should identify who prepares documents, submits applications, responds to corrections and arranges inspections. Ask to see the approved documents before work that depends on them begins.

  • Ask how permit costs appear in the proposal.
  • Keep approvals with the project file.

Allow time for review and corrections

A submission date is not an approval date. Keep the proposed construction schedule separate from an unresolved review. If the design changes after approval, ask whether revised documents must be submitted.

  • Discuss how review delays affect scheduling.
  • Request completion records at handover.
