The milestone schedule

Four payments, each tied to work you can see.

The exact shares depend on the size of the project and appear in your contract before you sign. The rule never changes: you do not pay for work that is not finished.

Ways to fund a remodel

Five ways homeowners pay for a remodel.

We do not lend money and do not steer you to one lender. These are the options our clients use most, so you can talk to your bank with the right questions.

Savings

The most common source. Milestone payments mean the money leaves your account only as the work is done, not months ahead.

Home equity line

A line of credit against the value of your home, usually at a lower rate than cards. Your bank decides the terms; we give them the estimate they ask for.

Renovation loan

Some loans are based on the value of the home after the work. They need a detailed, itemized estimate, which is exactly what we produce.

Financing partner

For homeowners who want a monthly payment, a consumer financing partner can approve a plan at the estimate stage. Terms are shown before you commit.

Phased project

One plan split into two or three smaller contracts, each paid on its own schedule, built so each phase fits the next.

Insurance claim

For storm, water or fire damage, the claim may pay for much of the repair. We document the damage and write the scope the adjuster needs.

Before you borrow

Three numbers to have before you talk to a lender.

Lenders ask the same three questions, and each one comes straight from the written estimate. Having them ready shortens the conversation and keeps the loan sized to the real project instead of a guess.

  • The fixed contract price for the tier you chose, not the range
  • The contingency amount, which some lenders include in the loan and some do not
  • The dates of each milestone payment, so the draw schedule matches the work
