Attic services · Licensed & insured

The attic you walk under every day could be the room you need.

Convert it into a legal bedroom or office, insulate it so the house stops losing heat through the roof, or replace the pull-down ladder with a stair you can carry a box up. Each option below shows its typical price and time, so you know where to start.

Send the height at the peak and one photo from the hatch. A licensed supervisor tells you within five minutes on business days what the attic can become.

Why attic projects go wrong

Most attic regrets come from skipping the measurements.

An attic looks like free space until someone checks the headroom, the floor and the stair. The costly mistakes are made before any drywall goes up.

A room nobody can stand up in

Finishing an attic without checking headroom gives you a room that fails inspection or feels like a crawlspace. We measure first and tell you if a dormer is needed.

A bedroom that is not legal

Without a code stair, an egress window and a permit, an attic room does not count as a bedroom at sale. Every attic conversion we build is permitted and inspected.

A room too hot to sleep in

Attics bake in summer and freeze in winter. We insulate the roof line, seal leaks and add a mini-split, so the new room matches the rest of the house.

Attic services we build

Three attic services, each with its own price and timeline.

Start with the service closest to your plan. The conversion page shows the tiers, the schedule and what we usually find under the roof. Insulation and stairs are quoted inside your attic estimate.

Attic insulation

Air sealing plus blown-in or batt insulation to current levels, so heat stays in the rooms below.

Typical range
$2k–$7k
Typical time
1 to 2 days

Quoted inside your attic estimate, no separate page yet.

Attic stair installation

A pull-down ladder replaced by a sturdier folding stair, or a fixed stair where the space allows.

Typical range
$500–$12k
Typical time
1 day to 2 weeks

Quoted inside your attic estimate, no separate page yet.

Not sure which one you need

Match what you want from the attic to the service that does it.

Most people know the problem, not the name of the job. Find the sentence closest to yours and the supervisor confirms it at the visit.

Attic costs at a glance

What each attic service costs, side by side.

Ranges for a typical attic of 300 to 500 square feet with mid-range materials. Your written estimate lists the same lines, so any other attic quote can be compared with it.

Attic questions

What people ask before choosing an attic service.

Should I convert my attic or just insulate it?

Convert it if you need another room and the attic has about 7 feet of height over half the space. If the attic is low, framed with trusses or you just want lower bills and fewer drafts, insulating the attic floor is the right job and costs a fraction as much.

Can I insulate the attic now and convert it later?

Yes, but plan it. Insulation for an unused attic goes on the floor, while a converted attic needs it in the roof slope. If a conversion is likely within a few years, we suggest a lighter floor insulation job now and full roof insulation during the conversion.

Is a pull-down ladder enough for attic storage?

For light storage, a good insulated folding stair is fine and costs a few hundred to about $1,500 installed. For a finished room you need a permanent stair built to code, which is part of a conversion.

How do I know if my attic has enough headroom?

Measure from the top of the attic floor joists to the underside of the ridge. Around 8 feet or more usually leaves enough height over half the room once the floor and ceiling are built. Send us the number and we will tell you what it means.

Which attic service takes the least time?

Insulation takes one to two days and a folding stair one day. A fixed stair takes one to two weeks. A full conversion takes eight to sixteen weeks after permits, depending on whether it needs a bathroom or a dormer.

Is attic work priced the same in every state?

No. Labor rates, permit fees and insulation requirements differ by state and climate zone. The ranges on this page are typical, and your written estimate is priced for your address after the inspection.
