Why electrical surprises happen
Old wiring is the most common surprise in a remodel of an older house.
The electrical system decides what the new kitchen, bathroom or basement can run. When nobody checks it first, the panel, the wiring or the grounding turns into a change order halfway through the job.
A panel with no room left
Induction ranges, heat pumps and EV chargers each need a large circuit, and a 100-amp panel is often full. We run a load calculation first and add a panel upgrade only when the math calls for one.
Work that fails inspection
Code now calls for tamper-resistant outlets and GFCI or AFCI protection in many rooms. Every circuit we add is permitted and inspected, so your insurer and any future buyer see paperwork.

Do I need a panel upgrade for my remodel?
You likely do if the panel is 100 amps or less and you are adding an induction range, a heat pump, an EV charger or a second bathroom with heated floors. We run a load calculation at the visit; if the existing panel has room, we say so and leave it.
Is knob and tube wiring dangerous?
Not always on its own, but it has no ground, its insulation turns brittle and it overheats when buried in insulation. Many insurers refuse or surcharge homes that still have it. A remodel is the cheapest time to replace it, while the walls are open.
How much does it cost to rewire a house?
Rewiring a 1,500 to 2,500 square foot house typically costs $10,000 to $30,000, depending on plaster walls, access from the attic and basement, and the number of circuits. Doing it during a remodel saves a separate round of drywall repair.
Level 2 EV charger or a regular outlet?
A standard outlet adds about 3 to 5 miles of range per hour. A Level 2 charger on a 240-volt circuit adds 20 to 40, enough to fill most cars overnight. Most homeowners with a daily commute choose Level 2.
Whole house generator or a portable one?
A standby generator such as a Generac or Kohler starts by itself within seconds and runs the house on natural gas or propane. A portable one costs less but needs refueling and a transfer switch to be used safely.
Which electrical work needs a permit?
New circuits, panel changes, rewiring, EV chargers, generators and recessed lighting all need an electrical permit and an inspection in nearly every town. Replacing a light fixture or an outlet in the same spot usually does not.
