Caulk run over old caulk

New caulk laid on top of failed caulk peels within weeks and traps water behind the tile. We cut out the old bead, dry the joint and use mildew-resistant silicone.

Work that needed a licensed trade

A new circuit or a moved drain done by an unlicensed helper can void insurance. We do like-for-like swaps and pass anything that needs a permit to our licensed trades.

Should I book a handyman or a contractor?

Book a handyman visit for repairs and installs that fit in a day and replace things in place. Call for a project estimate when the job needs a permit, several trades or opening walls or floors. Send photos and we tell you which it is.

Can I combine several small jobs in one visit?

Yes, and it is the best value. Travel and setup are paid once, so a half-day visit for four to six jobs costs far less than four separate calls. Send the whole list and the scheduler fits it into a block of time.

How much does it cost to patch drywall?

A small hole or crack is usually $190 to $320 as part of a two-hour visit. Several patches or a larger hole run $300 to $600. Painting the whole wall to hide the patch is extra unless you do it yourself.

When does cracked grout need more than a repair?

If tiles move when you press them, or the wall behind feels soft, water has already reached the backing. Regrouting will not fix it; the area needs to be opened and rebuilt, which we quote as a project.

Is a punch list priced by the item or by the hour?

By time. The scheduler estimates how long your list will take from photos and books a half day or full day. You get a written price before the visit and a note of any item left over.

Do you do small jobs in older houses?

Yes. Plaster walls, old hardware and odd-sized fixtures take a bit more care. We bring plaster washers and matching parts and tell you when a quick fix would damage something original.
