Why plumbing surprises happen

Old pipe, drains that cannot move where the new design wants them, and a water heater too small for the new bathroom. All three are predictable, so we check them before the price is set.
A drain that cannot move
Drains need slope and a vent. An island sink or a relocated toilet may need the floor opened or a new vent run. We confirm the path at the visit, so the design fits what the pipes can do.
Hot water that runs out
A new soaking tub or a second shower can outgrow a 40-gallon tank. We size the water heater to the fixtures in your plan and put the upgrade in the estimate, not in a later change order.

Should I repipe the whole house or only the rooms I am remodeling?
Repipe the whole house if the supply lines are galvanized steel or polybutylene, since the sections you leave behind will fail next. If the pipes are copper or PEX in good shape, replacing only what the remodel exposes is enough.
Is a tankless water heater worth it in a remodel?
It is worth it when you are adding a bathroom or a large tub, your tank is over 10 years old, or you need the floor space. Tankless units cost more up front, last about 20 years and do not run out mid-shower when they are sized correctly.
How much does it cost to move a kitchen sink to an island?
Usually $1,500 to $4,000 for the supply, the drain and the vent, more on a slab foundation where concrete has to be cut. The vent is the tricky part; an island sink often needs a loop vent or an air admittance valve where code allows one.
PEX or copper for a repipe?
PEX costs less, installs faster with fewer joints inside the walls and handles freezing better. Copper lasts a very long time and suits exposed runs. Most of our repipes use PEX-A with copper or brass stub-outs at the fixtures.
When does a remodel call for a new sewer line?
When a camera inspection shows roots, cracks, sags or collapsed clay or cast iron pipe, or when you are adding bathrooms to an old line that already backs up. We run a camera through the line before we quote it.
Which plumbing changes need a permit?
Moving drains, adding fixtures, replacing a water heater and running gas lines all need a plumbing permit and an inspection in nearly every US town. Swapping a faucet or a toilet in the same spot usually does not.
