How long it takes

A full primary suite takes about five months, with the bath finished last and done right.

A compact suite runs 14 to 18 weeks, a retreat 22 to 30. The bathroom tile and glass come at the end, after the shell is dry, so nothing gets rushed to make up time lost to weather.

Master suite addition, also called a primary suite addition, is the construction of a new bedroom with its own private bathroom and closet, attached to an existing house on the ground floor or above a garage or wing. ProBuild Remodeling builds it as a licensed general contractor, including foundation or structure, plumbing, tile and finishes, under one contract.

The service covers compact suites with a shower bath, full primary suites with a tub, double vanity and walk-in closet, and larger retreats with a sitting area and dressing room. It can reuse an existing bedroom as the bath and closet. It does not cover remodeling a primary bathroom that already exists, which is a bathroom remodel, or a bedroom added without a bath, which is a home addition.

It is for couples who share a hall bath with their children, owners who want a ground-floor suite to stay in the house as they age, and families adding a private suite for a parent. It is not for homes where the budget only allows a bathroom update, or for lots with no room to build out or up.

Primary suite
The current term for a master suite: a bedroom with its own bathroom and closet, usually the largest bedroom in the house.
Three-quarter bath
A bathroom with a shower, sink and toilet but no tub. It saves space and cost in a compact primary suite.
Curbless shower
A shower with no step at the entry. The floor slopes gently to a linear drain, so water stays in and nobody trips.
Waterproofing membrane
A sheet or board system behind the tile, such as Schluter KERDI, that keeps water out of the walls if grout ever cracks.
Sewage ejector pump
A pump that lifts waste up to the sewer line when a new bath sits too low or too far away for gravity to work.
Pressure-balance valve

Most full primary suites land between $150,000 and $240,000 for about 400 square feet with a bedroom, full bath and walk-in closet. A compact suite with a shower bath starts near $95,000. Retreats with a sitting area and spa bath run $240,000 and up.

How big should a master suite addition be?

Most land between 350 and 500 square feet: a bedroom of about 15 by 18 feet, a bath of 90 to 130 square feet and a walk-in closet of 40 to 70. Smaller suites work well when the layout borrows an existing bedroom.

Is it better to add a master suite on the ground floor or upstairs?

A ground-floor suite is the better choice if you plan to stay into retirement and have the yard for it. Building above a garage suits smaller lots and gives more separation from the rest of the house. We draw both on your lot at the visit.

How long does it take to build a master suite addition?

A compact suite takes 14 to 18 weeks of construction, a full primary suite 16 to 22 and a retreat 22 to 30. Design, selections and the permit add four to eight weeks before we start.

Can we turn an existing bedroom into part of the suite?

Often, yes. A bedroom beside the planned addition can become the bath and closet, with the new bedroom built beyond it. It reduces new square footage and cost, and keeps the suite connected to the house.

Does a master suite addition increase home value?

In most family neighborhoods a primary suite is one of the features buyers look for first, so a well-designed one supports the sale price. It rarely returns its full cost on its own; plan it for how long you will enjoy it.

Will the new bathroom have enough water pressure and hot water?

We check the supply line size and the water heater at the visit. If a second shower would run short, the estimate includes a larger tank or a tankless heater so both bathrooms can run in the morning.
