What people ask before choosing a planning service.
Do I need a consultation before remodeling design?
Not always. If you already know the room, the layout and your budget, you can go straight to design. If you are unsure what to do first or whether the budget fits, a consultation answers that for a few hundred dollars, credited back if we build.
What is the difference between a design consultation and remodeling design?
A consultation is one visit that ends with written notes, budget ranges and an order of work. Remodeling design is several weeks of measured plans, 3D views, finish selections and drawings the crew and the city work from.
Are design fees credited if you build the project?
The consultation fee is credited in full. The remodeling design fee is also credited in full against construction. Permit fees charged by the city are never credited because they go to the building department.
Is the financing help really free?
Yes. Preparing lender-ready estimates and contractor documents and explaining how common options work costs nothing. We are a contractor, not a lender, so we never recommend a loan or quote rates.
Can you handle the permit if someone else designed the project?
Yes, if we are building it. We review the other designer's drawings, add what the building department needs and file under our license. We cannot pull a permit for work another contractor will build.
How long does planning take before construction starts?
A consultation takes a week from visit to notes. Design takes two to eight weeks, and permits two to six weeks, often running at the same time as the last design steps. Most remodels start six to twelve weeks after the first visit.
