Siding replacement, defined the way we price it.
Siding replacement is the removal of existing siding down to the sheathing, repair of any rotted sheathing or framing behind it, and installation of a new weather barrier, flashing, trim and siding. ProBuild Remodeling performs it as a licensed contractor after an inspection that tests each wall and answers in writing whether a repair would be enough.
The service covers tear-off, disposal, sheathing and sill repair at a per-unit price, new wrap and flashing, new siding in vinyl, engineered wood or fiber cement, and new trim and soffit. It does not include window replacement, gutters or interior repairs from past leaks unless they are added to the scope. Siding over bare new walls is a separate service with its own page.
It is for homeowners whose siding is rotting, cracking, swelling or blown loose, including after storms and during insurance claims. It is not for houses where only a few boards are damaged and the rest tests dry; for those we recommend a siding repair and say so in writing, even though it is a smaller job for us.

- Removal of the existing siding, nails and old paper down to the sheathing, with the debris hauled away the same day.
- Sheathing
- The plywood or OSB panels nailed to the studs under the siding. Rotted sections are replaced and priced per sheet.
- Sill plate
- The lowest piece of wall framing, resting on the foundation. It rots first when siding sits too close to the ground.
- Hardboard siding
- Siding made of pressed wood fibers and glue. It swells and crumbles once water gets into its cut edges.
- Moisture meter
- A handheld tool that reads how wet the wood is. Readings above about 20 percent point to an active leak.
- Unit price
- A fixed price per sheet, per foot or per piece for repairs found after tear-off, agreed in the contract up front.
- Elevation
- One whole side of the house. Insurers and estimates often price siding one elevation at a time.
- Lead-safe setup
- Ground sheeting, misting and HEPA cleanup required by the EPA when disturbing paint on older homes.

How much does it cost to replace siding on a house?
A full replacement on a typical 1,500 to 2,500 square foot house runs $17,000 to $38,000 in vinyl or engineered wood and $32,000 to $68,000 in fiber cement, including tear-off and disposal. Replacing one or two walls costs $4,000 to $14,000.
How do I know if my siding needs to be replaced or just repaired?
Repair it if the damage is on one wall and the boards around it test dry. Replace it if soft or swollen boards appear on several walls, if the product itself is failing, like swollen hardboard, or if water has reached the inside of the house.
What happens if you find rot under the old siding?
We photograph it, measure it and replace it at the per-sheet or per-foot price written in your contract, which is usually $70 to $95 per sheet of sheathing. You see the photos and approve each repair before the new wrap covers it.
Can new siding go over old siding?
Sometimes, but we rarely recommend it. Covering old siding hides rot, traps moisture and can void the new siding warranty. A tear-off lets us check and repair the wall, and it costs only $1 to $2 more per square foot.
Will insurance pay to replace my siding?
If wind or hail caused the damage, often yes, at least for the damaged elevations. Many policies cover matching the rest of the house when the old siding is no longer made. We document the damage and can meet your adjuster on site.
How long does siding replacement take?
One or two walls take two to four days. A full house takes one to two weeks in vinyl or engineered wood and three to four weeks in fiber cement. We strip only what we can rewrap the same day.
Can I stay home during siding replacement?
Yes. The work is all outside. Expect noise from about 8am to 4pm, a dumpster in the driveway and some picture frames rattling on the walls being stripped. We sweep the yard with a magnet for nails every evening.
How long does old siding usually last before it fails?
Vinyl often lasts 20 to 40 years, painted wood 20 to 40 with upkeep, and hardboard frequently fails within 15 to 25 years. Failure usually starts at the bottom courses and under windows, where water sits longest.
