A repair is only as good as its parts, so we list each one on the invoice.
Roof cement and caulk are what fail next year. Our repairs use the same flashing and boots we use on a new roof, and your invoice names the product so the next roofer knows what is up there.
Lead and silicone pipe boots
Lead boots from Oatey or silicone collars like Perma-Boot outlast rubber boots by many years and do not crack in hard sun or cold.
Step and counterflashing
Pre-bent aluminum or painted steel, woven into every shingle course and cut into brick joints, so water runs off instead of in.
Matched shingles
We match brand, line and color from the shingle wrapper or a sample. A close match on an older roof still weathers in within a year.
Emergency roof tarps
Heavy reinforced tarps battened with wood strips over the ridge, not held by bricks, so they survive wind until the repair day.
Ice and water shield patches
Self-sealing membrane from GAF or Grace laid under repaired sections at eaves and valleys, where water backs up in winter.
Sealant, used sparingly
Polyurethane sealant under shingle tabs and on nail heads only, never as the fix itself. If caulk is the whole repair, it will leak.

Roof repair, described the way we do it.
Roof repair is the diagnosis and fix of a specific failure on an existing roof, such as a leak at a pipe boot, loose or rusted flashing, wind-damaged shingles or a failed valley, without replacing the whole roof. ProBuild Remodeling performs it with licensed roofers who trace the water to its source, photograph the cause and repair it with new-roof materials.
The service covers leak tracing from the attic and the roof, emergency tarping, pipe boots, vent caps, chimney and wall flashing, shingle replacement, valley rebuilds and section replacement to the deck. It does not cover interior drywall or paint repair, gutter replacement or mold remediation, which are quoted as separate lines when needed.
It is for homeowners with an active leak, a ceiling stain, storm-lifted shingles or an inspection report item, on a roof that is otherwise in fair shape. It is not the right answer for a roof worn out on every slope, where repairs only chase the next leak; we say so in writing and quote a replacement instead.
The words you will see on your repair invoice
- Pipe boot
- The collar that seals a plumbing vent pipe where it passes through the roof. Rubber ones crack; lead and silicone last longer.
- Counterflashing
- Metal cut into the brick of a chimney or wall that laps over the step flashing, so water cannot run behind it.
- Valley
- The inside corner where two roof slopes meet. It carries the most water on the roof and is a common place for leaks to start.
- Tab
- The exposed part of a shingle you see from the ground. Wind lifts tabs that have lost their seal, and rain gets under them.
- Hand-sealing
- Gluing shingle tabs down with dabs of roofing sealant when they did not seal on their own, common after cold weather installs.
- Tarping
- A temporary cover battened over a damaged area to keep rain out until the roof is dry enough to repair properly.
- Water test
- Running a hose on one section of roof at a time while someone watches the attic, to find exactly where a leak gets in.
- Section repair
- Removing and rebuilding one area of the roof down to the deck, with new underlayment and flashing, instead of the whole roof.

How much does it cost to fix a roof leak?
Most single leaks cost $400 to $1,500: a new pipe boot, resealed flashing or a few replaced shingles. Rebuilding a valley or one slope to the deck runs $1,500 to $6,000. Steep or three-story roofs cost more because of the safety setup.
Can a roof be repaired in the rain?
Not properly. Shingles and sealant need a dry surface to hold. In the rain we tarp the damaged area so no more water gets in, then come back on the first dry day to make the real repair, usually within a day or two.
How do you find where a roof leak is coming from?
We start in the attic above the stain, look for wet wood and nail tips with drips, then check the roof directly above and uphill from there. If it is still unclear, a hose test on one section at a time shows the exact entry point.
Should I repair or replace a roof that leaks?
Repair if the leak has one cause and the rest of the roof lies flat and holds its granules. Replace if leaks keep appearing in new places, shingles crack when lifted, or repairs would cost more than about a third of a new roof.
Can you match my existing shingles?
Usually closely. We read the brand and line from a shingle or its wrapper and bring the nearest color. A new patch looks slightly cleaner at first and weathers in over a season or two. Discontinued three-tab shingles are matched by size and tone.
Is a leaking roof an emergency?
It is when water reaches a light fixture, the ceiling sags, or rain is forecast. Turn off power to that circuit, drain a sagging ceiling into a bucket and call. A small stain that only grows in heavy rain can wait a day or two for a dry visit.
How long does a roof repair last?
A repair made with new flashing and boots should last as long as the shingles around it. A caulk-only patch rarely lasts two seasons. We use the same materials we put on new roofs, and we come back if the same spot leaks again.
Will homeowners insurance pay for a roof repair?
Often for sudden damage, like wind-torn shingles or a limb through the roof, and rarely for wear or age. We write the cause we see on the invoice with photos. Your insurer decides coverage, and we meet the adjuster if you file.
